Portals Enhancements
Self-Service Online Portal for Tenants
Tired of hunting down your tenants for past due rent? Have your tenants been requesting tools to pay their rent online? Propertyware Spring '08 introduces a powerful new Tenant Portal where tenants can register online, update their contact information and make one-time or schedule automatic electronic payments.
Publish Documents and Notices to Your Tenant Portal
With Propertyware Spring '08, you can publish any document attached to a lease directly to the Tenant Portal. This great new feature can be used to share copies of a tenant's lease agreement, late notices, tenant handbook or any documents generate using Propertyware's mail merge feature.
Tenants Can View Work Order Status
With tenant retention at the top of every landlord's agenda, Propertyware Spring '08 provides your tenants the tools to not only submit service requests but also check their status. Your tenants can add comments to work orders and even close them.
General Portal Enhancements for SEO and Performance
Propertyware Spring '08 includes several enhancements to your Portal to help you improve your search engine optimization efforts. These enhancements include the ability to control the title and descriptions of both standard and custom pages and an XML site map to help search engine spiders index your Portal. In addition, a large majority of your Portal pages are now static HTML resulting in faster load times and easier indexing by search engine spiders. You can even download all the HTML for your Portal, make customizations and host the code on your own server.
Money Out Enhancements
Check Writer: Compatible with Blank Check Stock
Landlords and property managers often write dozens of checks from multiple bank accounts, resulting in a time consuming effort when printing checks from QuickBooks. Propertyware Spring '08 introduces a new feature that allows you to print checks when paying bills on inexpensive blank check stock, complete with the MICR line.
Bill Pay: Portfolio Balances
Propertyware Spring '08 introduces an enhancement to Bill Pay that sorts your portfolios by those that have an available balance to cover unpaid bills, separated from those portfolios that have a negative balance. This enhancement makes it easier to use the Auto Apply Income feature to pay all your bills.
Properties Enhancements
Mail Merge on Portfolios, Buildings and Units
Propertyware Spring '08 extends the mail merge functionality to the Properties tab. Now you can create mail merge documents that include Portfolio, Building or Unit information. Be sure to check out our sample documents such as the property brochure and the unit flyer in the mail merge template gallery.
Easier to Identify the Management Portfolio
The management portfolio is easier to identify in the property navigator with a new icon. The management portfolio appears in the Properties tab to track any buildings and/or units owned by your management company.
Maintenance History on Buildings/Units
A new tab on the unit detail page displays a history of all work orders assigned to that location. This new feature makes it easy to get a snapshot of the maintenance history on a given unit, with links to view the details on any work order.
Lease Enhancements
Lease Credit Status
Got a bad tenant with a history of bounced checks? Is you tenant in the midst of an eviction process? The new Credit Status feature on leases allows you to control what types of payments you are willing to accept from a tenant or restrict payments altogether.
Lease Term Picker
Propertyware Spring '08 offers up more tools to make it easy to manage short-term leases (i.e., vacation rentals, short-term rentals and corporate housing). The new lease term picker allows you to quickly set the end date on your new lease with standard options or set your own end date.
New Look Tenant Ledger & Delete All Charges Feature
Our upcoming version introduces a new look to the tenant ledger and several tools to make it easier to manage your charges and payments. A new option on the tenant ledger's Related Activities menu allows you to delete all unpaid charges off the ledger with one click!
ePayments - Collect Payments Electronically!
Propertyware Spring '08 brings the new ePayments module and Tenant Portal to everyone! Now your tenants can register to pay their rent online by credit card or direct debit from their bank account. You can also accept electronic payments over the phone.
Marketing Enhancements
Custom Fields on Prospects
You can now create custom fields on your Prospects found in the Marketing tab. Use custom fields on your Prospects to track additional information about prospective tenants and owners.
Create Mail Merge Documents from Prospects
Propertyware Spring '08 extends the mail merge functionality to the Marketing tab. Now you can create mail merge documents that include Prospect information. Be sure to check out our sample documents such as the tenant application and applicant denial letter in the mail merge template gallery.
General Enhancements
Sync Group Settings and Enforcement
Need to synchronize your Propertyware data to multiple QuickBooks files? Propertyware Spring '08 makes it easier to setup your sync group and offers tools to ensure that you don't mix income and expense transactions for properties that get synced to different QuickBooks files. For example, you will be prohibited from including a tenant payment in a bank account that does not belong to that property's sync group.
Email Mail Merge Documents
You can now generate a mail merge document and email directly out of Propertyware in one step. This time saving feature allows you to quickly email these documents to vendors, tenants, owners or any individual in the Contacts tab.
